How long does it take to build a laneway?

Step 1. Survey, Plan, Design (Approx. 1 month process)

Step 2. Cost/Budget and Permits (Approx. 1 month process)

  • Build specifications: Detailed specifications are prepared, outlining the materials, equipment, and construction methods to be used in the project.
  • Pricing and quote for supplies, equipment, sub-trades: Obtain competitive quotes from trusted suppliers, equipment providers, and sub-trades to determine the overall cost of the project and ensure adherence to your budget.

Step 3. Construction begins (Approx. 8-10 months process)

  • Demolition - old structure (i.e., Garage): If necessary, the existing structure, such as a garage, is demolished to make way for the new laneway home.
  • Foundation: Excavation and construction of a solid foundation, ensuring stability and durability for the new structure.
  • Framing, Windows, and Doors: The framework of the laneway home is erected, followed by the installation of windows and doors, providing structural integrity and energy efficiency.
  • Plumbing and Electrical: Plumbing and electrical systems are installed, including connections to water supply, drainage, electrical wiring, and fixtures.
  • Insulation and Drywall: Insulation is applied to enhance energy efficiency and soundproofing, followed by the installation of drywall to create interior walls and ceilings.
  • Interior and Exterior Finishes: Flooring, cabinetry, fixtures, and finishes are added to create a functional and aesthetically pleasing living space both inside and outside the laneway home.

Project completion and occupancy review:

  • The construction process is completed, and a final inspection is conducted to ensure compliance with building codes and regulations.
  • Occupancy review: The laneway home is assessed to ensure it meets all safety and occupancy requirements before it can be inhabited.

 The entire process of building a laneway home typically takes approximately 12 months from start to finish, including the survey, planning, design phase, obtaining permits, construction, and final inspections.
